We understand the rental business. We address your tenants concerns and problems in a timely courteous manner. Timely and preventive maintenance is a high priority to our managers as it is important to ensure the property is well maintained to attract the best tenants.

Our managers schedule and supervise regular maintenance and repairs and provide 24 hour service in the event of an emergency.

We use qualified personnel and experienced service people. We never proceed with any major repairs without your approval.

Rental Documents and Agreements

Century21 Bermuda Properties Property Manager is knowledgeable of the Landlord Tenant laws and will provide you with protection through the proper lease agreements, rental applications, late notices and other legal documents. The benefits to you are stability and predictable income stream. Lease Agreements are properly stamped and provide both the tenant and the landlord with equal protection and obligation, providing for a harmonious tenant landlord relationship.

Property Managers prepare a fully detailed inventory check list and conduct move -in and move -out property inspections. This procedure eliminates any future misunderstandings of any disputes at the termination of the lease.

Rental Evaluation

A Rental Evaluation typically includes viewing the property and the amenities, factoring in our knowledge of the market, tenant desires and the local rental market.

This enables our Property Manager to provide recommendations on what is most likely to attract and retain the best tenants and realistic rental income.

A written report is provided which will include market comparables. Pricing the property right is key to having it rented in a timely manner.

There is an evaluation fee which is determined by the number of units, the location of the property, whether there is a building plan or an existing structure. Please contact our property management department for the price.

Monthly Accounting and Financial Services

Full Accounting Services are provided.

Security deposits and monthly rents are collected and deposited. Owner's funds are transferred to their accounts on a monthly basis.

Monthly statements showing all funds received and expense disbursements is provided by either e-mail or hard copy which can be mailed or collected from our front desk receptionist.
